Since 2001, home values in South Tahoe have doubled to a median price of $525,000. Values are still up 11% from last year, and prices have been increasing at about 5% per year. The market is showing signs of leveling off, but not "bursting", as it is in many other markets. Tahoe Home Values Up Another 27%
Median home prices in South Lake Tahoe recently reached an all-time high of $525,000, approximately 1/2 of the average around the entire lake. With an inventory of over 300 homes on the market for about 100 days, the market here dominated (70%) by second-home owners. Caesar's to Undergo Remodel & Name Change

Plans include 7 restaurants, 4 nightclubs, and a spa. They are attempting to appeal to the younger generation, similar to the Palms casino in Las Vegas.

Convention Center Coming
For over a decade, the City of South Lake Tahoe has been planning the development of a Convention Center near Stateline. The South Lake Tahoe Redevelopment Agency has recently approved a $325 million complex comprised of a 300,000 ft condominium-hotel, a 200,000 ft convention center, and 34,000 ft of retail space to start construction in spring of 2007.

"Y" Area Slated for Redevelopment
The City of South Lake Tahoe is discussing a project that would bring a new face to the area known as the "Y" - where US Hwy 50 meets Hwy 89. PLans include a roundabout, parks, trails, and recreational venues. Pier One plans to open a new store next to Office Deopt in November, and Raley's continuing its expansion.

Heavenly Ranked 12th by Ski Magazine
SKI Magazine named Heavenly, South Tahoe's bi-state ski resort, in its yearly "Top 50 Resort Guide". Last year, Heavenly was #16 in the same report, but recent improvements made by the Vail Corporation have increased the mountain's position in the rankings. These results came from a survey of 20,000 SKI Magazine subscribers.

Tahoe Real Estate Market Leveling Off
Home prices continued to increase over the summer, but we are beginning to see signs of stabilization. Real estate values have gone up in average of 20-25% per year for the past 5 years in South Lake Tahoe (from $355,000 in August of 2004 to $446,000 in August of 2005). However, there are more homes for sale now than in the past. The average home is on the market for 90 days, down from 101 days in 2004 and 111 days in 2003.

Affordable Housing Efforts Continue
Increasing real estate prices have been creating a demand for more affordable housing, an issue that was recently addressed in South Lake Tahoe. A local committe is recommending that the TRPA adopt changes to its policy including deed-restrictions, code changes, increasing coverage and density, relaxing rules on allocations and subdivision to make affordable housing projects more feasible for developers.The TRPA appears willing.

Proposal to Leave Tahoe Shorelines Undeveloped
A public hearing proposed protection of Tahoe's lakefront public land, allowing no additional piers, bouys, or structures in these areas, labeled as "Resource Protection Zones". The motive is to protect wildlife and sustain pristine recreational experiences and scenic enjoyment. About 46% of Tahoe's shore is publicly owned.

Tree Removal One Step Easier
The TRPA signed an agreement with a CA fire district eliminating a step in the effort to create defensible space for South Tahoe homes. Homeowners no longer need to request a permit from the TRPA and may go directly to the Lake Valley Fire Protection District to identify trees with potential fire risk. Trees less than 6" in diameter (measured at 4.5' high) do not require permits for removal. California Code requires 100' of defensible space.
